What a great stay we had at the Territorial House!
The house has a very unique design with old west themed rooms. We stayed upstairs in the Indian Garden Room, which is an adorable and cozy bedroom underneath an old wood vaulted ceiling. We really got the feel of old Sedona, as in the days of the John Wayne and Jimmy Stewart movies. The room has its own romantic little balcony beneath the eaves of the house, where we enjoyed a glass of port wine. This balcony also has a telescope to watch the stars of the beautiful Sedona night skies. From the time of our phone reservation and throughout our entire stay, we got an extremely welcoming feeling from the owners. Suzie and Larry, run the B&B on their own, which is why it is so well maintained and immaculate. Larry is a great conversationalist and a wealth of information. He gave us an excellent restaurant recommendation - one of the best dinners we've ever had. Suzie cooked us a wonderful hearty gourmet breakfast. We could not have found a better place to stay.
Thank you Suzie and Larry!

My husband and I stayed one weekend at the Territorial House, in the upstairs Indian Garden room. This B&B is located on a 1-mile loop private road with very pretty views, in a quiet part of town that is a 5-10 minute drive to "uptown" and on the way to Clarkdale, towards the zoo, and the train tours.

Our room and the decor were darling; this room has a private staircase, bathroom and balcony with a telescope. The decor and sloped ceiling were all charming, and we LOVED the outdoor hot tub (which was kept hot at all times). Suzie pointed out the complimentary popcorn and micro and fridge for the guests.

We were a bit disappointed that we were the only guests, as that is part of the appeal of a B&B for us. We were told that they turned down two requests for that weekend because they were busy at tax time. We were also disappointed that we were shown a vast selection of menus from Sedona restaurants (very helpful), but then when we asked for a recommendation, were told "we don't really eat in Sedona much because it is so overpriced." Greeeaaat. Now we're really excited to go out! We selected a restaurant, ate, and when we returned, we commented on the *very* hit or miss dinner. (Salad and one entree were excellent; soup and one entree were awful; decor was bizarre). Larry replied "Oh, if I had known you were going to eat there, I would have warned you, as it just changed management." Okay, super, thanks for that!

Anyway, if you go in a higher season, and enjoy other B&B guests, you should have a lovely time. Physically, it's a great B&B. Breakfast was excellent. Larry and Suzie were fun to chat with. But, I think our annoyances were justified.

My boyfriend and I spent 2 nights at the Territorial House. We stayed upstairs in the Ponderosa Room, and had our own bathroom. The B&B is in a great location, only a few minutes from town. But it's secluded in a very quiet and wooded neighborhood. The owners are friendly and helpful when asked for directions to places/activities. Our room was clean and comfortable, with a great ceiling fan, robes, a small refrigerator, two chairs, a fireplace and even a CD radio. Our bathroom was also clean and large. The bathroom features a jacuzzi tub with a wonderfully powerful shower head.

Word of warning if staying on the first floor: Our wood bedroom floor creaked a LOT (even when attempting to tip toe), so I'm not sure how it would be to stay in a first-floor room. At breakfast, we asked the other guests if they could hear us walking around upstairs and they said YES. They also said they kept hearing the grandfather clock in the living room chime. We couldn't hear it upstairs.

The living room and kitchen were clean and cozy with plenty of seating. Breakfast was hearty and very tasty. The owners make cookies and/or cake throughout the day, so there's always something sweet to snack on. All in all, it was a very pleasant experience.
