Great Breakfast. Nice Hosts. We stayed in the Miss Kitty room. The toilet had Saloon styled doors. Cute, but not real private. No view and a dirt road to get there. I feel we could have gotten a better value.

We stayed at the Territorial House in late September for five nights. When we arrived we were met by Larry and Suzie and they showed us around the accomodations. We were disappointed when they told us that their hot tub was broken. We understood that things like this can happen. This is a great location for all the area sights in Sedona. We loved the Indian Room--small but quaint. The balcony off the room made it seem larger. In the morning and in the evening we could hear the coyotes howling. The breakfasts were very good--always with a mexican theme. We were always ready to return in the evening to the quiet area and sit on the balcony and have a glass of wine. Larry and Suzie were very helpful in planning our day and also giving us great tips on evening meals. We will definitely go back and stay when we return to Sedona. Property is run down & very tired. Jacuzzi out of order, looks as if it's been that way for a long time. Rear gardens overgrown & neglected, no cushions on loungers, swing seat dirty / canopy torn. Popcorn packets were stale (left outside on deck) "InnKeeper" Larry constantly sits in front of TV so no way paying guests can watch anything, or sit and relax in the lounge. Poor selection of Sedona infomation. We stayed in the Ponderosa and Bunk House, 3 adults, rooms were musty and furnishings old and worn. Bathroom was adequate, lacks ammenities, thin towels and even thin toilet tissue.....Very dissapointing.

The Territorial House is well located. The best part of the experience is the food. Suzie, who is very sweet, is a good cook. The accommodations are adequate but not at all luxurious. There is not much to do in the evening with a broken jacuzzi, broken telescope, a tiny tv that is not worth watching and an absence of any board games.
