My husband and I stayed one weekend at the Territorial House, in the upstairs Indian Garden room. This B&B is located on a 1-mile loop private road with very pretty views, in a quiet part of town that is a 5-10 minute drive to "uptown" and on the way to Clarkdale, towards the zoo, and the train tours.
Our room and the decor were darling; this room has a private staircase, bathroom and balcony with a telescope. The decor and sloped ceiling were all charming, and we LOVED the outdoor hot tub (which was kept hot at all times). Suzie pointed out the complimentary popcorn and micro and fridge for the guests.
We were a bit disappointed that we were the only guests, as that is part of the appeal of a B&B for us. We were told that they turned down two requests for that weekend because they were busy at tax time. We were also disappointed that we were shown a vast selection of menus from Sedona restaurants (very helpful), but then when we asked for a recommendation, were told "we don't really eat in Sedona much because it is so overpriced." Greeeaaat. Now we're really excited to go out! We selected a restaurant, ate, and when we returned, we commented on the *very* hit or miss dinner. (Salad and one entree were excellent; soup and one entree were awful; decor was bizarre). Larry replied "Oh, if I had known you were going to eat there, I would have warned you, as it just changed management." Okay, super, thanks for that!
Anyway, if you go in a higher season, and enjoy other B&B guests, you should have a lovely time. Physically, it's a great B&B. Breakfast was excellent. Larry and Suzie were fun to chat with. But, I think our annoyances were justified.
